Charlotte is grouped into what the PwC and ULI report classifies as a "magnet market," described as migration destinations for people and companies, with most having populations and jobs growing more quickly than the U.

All feature active downtowns and urban-like suburban nodes, according to the report. The hour cities "faired relatively well during the pandemic recession, a testament to their enduring appeal," the report states. It adds that while these markets are becoming less affordable over time, an appealing lifestyle, workforce quality and development opportunities are still attracting in-migration.

The report points out that developers and investors are drawn to these markets due in part to their dynamic economies. It notes Charlotte, in particular, is the focus of new construction. The Raleigh-Durham market this year moved into a new "supernova" category, defined by "tremendous and sustained population and job growth, which is well above national average.

In regard to homebuilding prospects, Charlotte ranks at No. Raleigh-Durham, meanwhile, claims the No. The local market shows strength in other areas as well. Of the 80 ranked markets in the report, Charlotte has the fourth-highest score for investor demand, development and redevelopment opportunities, as well as local public and private investment.
